What Changes When the Furniture Budget Is $150,000?

A Singapore residence used its budget to gain control over construction, materials, custom dimensions and finish development.

What Changes When the Furniture Budget Is $150,000?
600m² designer-led residence · $150K furniture budget

For this designer-led residence, price was not the first question — quality was. The budget bought choice: construction, materials, custom dimensions and finish development.

Project at a glance

  • Furniture budget: $150K
  • Foshan sourcing: 5 days
  • Project: 600m² designer-led residence
  • Pieces selected: 45+

The Question Wasn’t Price. It Was Finding Suppliers Worth Paying More For.

  1. Quality First. Premium leather, solid wood and stone needed construction to match
  2. Custom Everything. Dimensions and finishes followed the designer’s specification
  3. Material Consistency. Veneers, metals and fabrics had to stay consistent across suppliers

The project started before the flight

Claire arrived with full interior drawings, a finish schedule, material samples and one clear instruction: I don’t want cheaper. I want right.

We shortlisted factories whose construction, materials and finish work justified a premium and removed the suppliers that only looked premium in a showroom.

The sourcing strategy

At $150K, the budget buys control: sofa internals, top-grain leather, veneer matching, custom finish development and documented quality standards.

Quality first. Supplier selection became the priority.

Where the budget went

  • Premium sofa construction and leather
  • Solid wood and veneer quality
  • Custom finish development
  • Higher-level cabinetry
What we screened for

  • Export-grade QC processes
  • Material traceability
  • True custom capability
  • Finish consistency at scale

The suppliers behind the project

  • Sofas and seating — Premium Upholstery Manufacturer. Top-grain leather and long-term frame construction
  • Casegoods — High-End Wood and Veneer Factory. Finish development and veneer matching
  • Cabinetry — Architectural Cabinetry Studio. Millwork-level built-ins and premium hardware
  • Stone and materials — Stone and Surface Specialist. Book-matched slabs and consistent batches

What they selected

Forty-five pieces were selected, nearly all custom or made to specification.

  • Living and Study ($54,000): Custom leather sofa, lounge chairs, shelving and stone coffee table
  • Dining and Kitchen ($46,500): Custom dining table, ten chairs, cabinetry and lighting
  • Bedrooms and Wardrobes ($39,800): Custom beds, walk-in wardrobes, vanities and textiles

The decision that defined the project

The factory offered a standard-construction sofa that looked identical and saved roughly $4,000. Claire chose the stronger frame, better suspension and top-grain leather because the piece was meant to last decades.

She invested $4,000 more — in a sofa built to last decades.

After the sourcing days

The project continued through production follow-up across four factories, finish checks, full pre-packing inspection, consolidated shipping and white-glove delivery coordination in Singapore.

“I expected a translator. I got a project team.”
